• Minimum stay: 2 nights
• Maximum guests per bungalow: 2
• All rates are based on single or double occupancy.
• We require a 50% deposit of the total stay to secure a reservation. This  can be paid using either MasterCard, Visa or Discover when making your reservation.
• The remainder 50% is due upon arrival, which may be made via credit card or cash.
• Name, address, phone number & email required for reservation.
• Photo ID required for check-in.
• Due to the current and evolving Covid situation, we have amended our cancellation policy. Please refer to our Cancellation and Refund Policy below. 
• No shows and early departures will be charged 100% of total cost of stay.
• There are no refunds for late arrivals (including delayed flights) or early departures unless prior arrangement has been made.
• Any breakages or damage should be reported to the owners at the earliest possible time allowing alternatives to be purchased or repairs made prior to the arrival of subsequent guests.  This may be charged to your account at cost, at our discretion.
• We also reserve the right to charge for specialist cleaning for excessively stained bed linen, mattress, towels, curtains, furniture, etc. whether soiled or stained by bodily fluids, fake tan products or other chemicals and will charge for full replacement costs if item is deemed beyond repair. This is non-negotiable and solely at the discretion of the management. We also reserve the right to charge for loss of income if time of cleaning causes the bungalow to be unable to be available for reservations.
• We reserve the right to terminate your stay without being liable for any refund or compensation where you engage in what we deem as unacceptable behavior that causes a disturbance or nuisance to us, our neighbors or other guests; or you breach any Policies or Conditions of Stay.
• These Conditions of Stay are applicable to ALL guests, whether the booking is made directly with us or through a third party booking agent.

• Due to the current and evolving Covid situation, we have amended our cancellation policy.  We always encourage rescheduling your stay instead of canceling, but understand that sometimes this cannot be done.  Therefore, cancellations can now be made up to 7 days prior to expected arrival date with full refund of your deposit. 

•  Cancellations made less than 7 days prior to your expected arrival date will be charged the full cost of stay.

• No shows and early departures will be charged 100% cost of stay.

• All rates are based on single or double occupancy.

• There are no refunds for late arrivals (including delayed flights) or early departures unless prior arrangement has been made.

• No refunds will be given in the event of internet outage or weak signal.  Even though we have upgraded to fiber optic cable, outages can occur due to the environment.

Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the value of the Booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages

We do not accept liability for any accident or loss from your car while on our property, or the loss of valuables while left in the bungalows.

We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our control.

You are responsible for any damage or loss caused to us, or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.  For clarification, this includes damage other then normal wear and tear and also includes damage to mattresses and extra cleaning due to failure to comply with the Conditions of Stay.
